How San Francisco junk removal pricing works
JYR Junk Removal prices every job by the volume your items take up in our 16-yard truck. We measure in 1/8 truck increments, so you only pay for the space you actually use — not by the hour, not by the pound, and not by the item count. This is the standard pricing model used by every reputable full-service junk removal company in San Francisco, and it's the only model that scales fairly from a single mattress all the way up to a complete five-bedroom whole-house cleanout. Every quote you receive from JYR is all-inclusive: labor, stairs under three flights, transport, dump fees, donation routing, recycling, and a broom-sweep at the end are baked in. There are no fuel surcharges, no zone fees, no upcharges for breaking down furniture in place, no after-hours premiums on standard appointments, and no surprise add-ons when our crew arrives.
What's included in every JYR quote
When other San Francisco junk removal companies quote you a low base rate and then add charges on-site, you can end up paying 40–60% more than the original number. For a full 2026 local pricing walkthrough, see our guide to junk removal in San Francisco, California. JYR is built around the opposite philosophy. Every written quote we send includes the full crew (two or three uniformed haulers depending on the job), all standard tools (dollies, sliders, hand trucks, floor runners, corner guards, shoulder straps for stairs), disconnect of water and electric appliance lines, in-place disassembly of oversized furniture and beds, transport to the appropriate sorting facility, dump and tipping fees at the transfer station, donation routing to Bay Area nonprofits, R2-certified e-waste recycling, mattress recycling under the Bye Bye Mattress program, scrap metal and cardboard sorting, and a final broom-sweep of the space we cleared.
What affects junk removal pricing in San Francisco
Three things drive the volume estimate on your quote: how much physical space your items take up in the truck after they're loaded efficiently, whether any items are oversized or specialty (pianos, hot tubs, pool tables, safes, riding mowers), and whether the job requires more than three flights of stairs or has unusual access constraints like a freight-elevator reservation in a SOMA high-rise or a permit-required parking blackout in Pacific Heights. Heavy debris like soil, concrete, sod, gravel, and roofing shingles is priced by weight rather than volume because it caps out our truck's legal load limit before it fills the bed. Hazardous items (paint, oil, propane, asbestos, chemicals, ammunition) can't be transported by junk haulers in California and need to go to a city Household Hazardous Waste facility — we'll give you the nearest drop-off address at no charge.
Single-item pickup pricing
For homes that just need one or two items gone, single-item pickup pricing in San Francisco starts at $39 for a TV or monitor, from $89 for a mattress (any size), $79 for a box spring, $99 for a chair or recliner, $109 for a refrigerator or washer/dryer (freon-certified disposal included), $129 for a couch or sofa, $149 for a treadmill, $189 for a sectional, $299 for an upright piano, $499 for a hot tub, and from $99 for a stove, oven, or dishwasher. Each starting price includes labor, stairs under three flights, transport, dump fees, and recycling — extra flights of stairs, tight access, or a mattress with bed bugs can add to the final quote, and we always confirm the exact price before loading. When you have multiple items, volume pricing in 1/8 truck increments is usually cheaper than adding up the per-item rates, and we'll always quote you the lower of the two.
Truckload pricing explained
Our 16-yard truck is divided visually into eight equal sections. 1/8 truck ($181.25) is roughly a small load — a few mattresses, or a coffee table plus a dresser plus boxes. 1/4 truck ($362.50) is a couch and a couple of chairs, or a small bedroom set, or a small office cubicle clear. 3/8 truck ($543.75) is a bedroom set plus extras, or a half-garage worth of stuff. 1/2 truck ($725) is a packed garage corner, or a studio apartment, or a kitchen remodel debris haul. 5/8 truck ($906.25) is a one-bedroom apartment cleanout. 3/4 truck ($1,087.50) is a two-bedroom apartment or full single-car garage. Full truck ($1,450) is a whole-home cleanout, full double or tandem garage, or a packed estate cleanout. Multi-truck jobs (typically 2–3 truckloads for a full house) get volume discounts on the second and third loads.
Pricing for property managers and contractors
JYR offers standing weekly pickups, dedicated dispatcher contacts, and net-30 invoicing for established commercial accounts including property management companies, real-estate brokerages, general contractors, remodelers, home stagers, and senior move managers. For tenant turnovers, evictions, and REO trash-outs, we provide Certificates of Insurance within an hour, same-day photo documentation, and itemized invoicing suitable for portfolio reporting. Construction debris removal for active job sites is priced by truck with volume discounts on multi-day jobs and on-call standing pickups. Office cleanouts are priced by truck with full-floor volume discounts and after-hours scheduling at no upcharge for established accounts.
Why JYR junk removal pricing is cheaper than a dumpster
A 10-yard roll-off dumpster in San Francisco typically costs $400–$600 for a one-week rental, plus a city street permit ($150–$250 for residential blocks), plus the labor to load it yourself, plus the risk of neighbors filling it overnight with their own trash. A 20-yard dumpster runs $600–$900 plus the permit. For most San Francisco remodels and cleanouts, a JYR same-day haul is cheaper, faster (under three hours start-to-sweep on most jobs), and doesn't require a permit, a driveway block-off, or a week of waiting for pickup. The math gets even better when you factor in the time it takes to load a dumpster yourself in the rain.
